EPCs for non-domestic or commercial buildings are official documents that assess and rate the energy efficiency of the property. The rating is given on a scale from A to G, with ‘A’ indicating the highest level of energy efficiency and ‘G’ the lowest, based on modelled energy consumption.

Unless exempt, a leased property must achieve at least an ‘E’ rating in order to be commercially let. Future EPC regulations will also become increasingly stringent, with a minimum rating of ‘C’ potentially required by 2028 for new tenancies — adding complexity and financial risk.
