Energy Performance Certificate (EPC)

EPCs for non-domestic or commercial buildings are official documents that assess and rate the energy efficiency of the property. The rating is given on a scale from A to G, with ‘A’ indicating the highest level of energy efficiency and ‘G’ the lowest, based on modelled energy consumption. 

Non-domestic EPCs are essential tools for understanding and improving the energy use of commercial properties. For some property owners, such as landlords, an EPC is a legal requirement. Unless exempt, a leased property must achieve at least an ‘E’ rating in order to be commercially let. Failure to meet these Minimum Energy Efficiency Standards (MEES) can result in fines for landlords and operational disruption for tenants. Future EPC regulations will also become increasingly stringent, with a minimum rating of ‘C’ potentially required by 2028 for new tenancies — adding complexity and financial risk.

Display Energy Certificate (DEC)

A DEC is a document that assesses the energy performance of a building in operation over a period of one year. It uses a letter grade system (A-G), with A being the most energy-efficient and G being the least. The DEC provides valuable insights into a building’s energy consumption from metered data and identifies potential areas for improvement. These certificates were introduced to inform visitors to public buildings about the energy use of a building.

A DEC is mandatory in England and Wales for buildings with a total useful floor area higher than 250m2 that are at least partly occupied by a public authority (for example, a council, leisure centre, college or NHS trust) and are frequently visited by the public.
